Can we hire our own subcontractors?

We are happy to consider working with subcontractors that you recommend but have a firm policy of owning the hiring relationship. This allows us to ensure quality control, keep jobs on schedule and prevent budget overage.

Do you work on a fixed price basis or Time & Materials (T&M) basis?

It depends on the project. Most of our work is on a fixed price basis where we provide an overall budget upfront for a known scope of work. In some cases, it is appropriate to bill on a Time & Materials basis. This is usually when we are dealing with a number of unknowns which make it difficult to estimate the total cost. In either case, the billing basis will be agreed upon before the start of the project.

What is a typical payment schedule? Do I have to pay for everything upfront?

At the start of the project and as part of the contract, we provide you with a list of progress payments based on the work stages (e.g. framing, finish of drywall, painting, etc.). When each work stage is completed, we bill you for a progress payment. The final progress payment is due upon completion of the “punch list.”

What are change orders and why do you need them?

If the scope of work laid out in the original contract changes, then we provide you with a change order which lists the new work required and what it will cost. Clients must sign the change orders before the work can proceed. The reasons why change orders are needed include clients asking for a change in design or the discovery of an issue in a building which was not known prior to work starting (e.g. termite/dryrot damage).

Why do some contractors cost more than others?

As the old adage goes, you get what you pay for. Some contractors may use cheaper materials to offer a lower bid or may work with sub-contractors who cut corners. Some contractors may bid lower to win a project and then try to revise the cost once the work is underway.

A hallmark of our success is our ‘no surprises’ billing policy. We spend a lot of time upfront to get the costs nailed down. We use quality materials appropriate for the level of each project. At the end of the day, we want you to get the best results for the best price.
